FlipKing Pro Platform Rules

Effective from 23 April 2026

1. Operator and scope of the rules

The operator of the Platform is Prexima Reality s.r.o., Company ID 08600872, with registered office at Nad obcí I 2110/29, 140 00 Prague 4 - Krč. These rules supplement the Terms of Service and are binding on all users from the moment of registration.

2. Basic principles of conduct

  • Act honestly, truthfully and without any intention to harm anyone.
  • Respect other users — no insults, intimidation, discrimination or other forms of harassment.
  • Do not publish content that violates Czech law or infringes third-party rights.
  • Do not attempt to circumvent the Platform's security, AML or fraud-detection mechanisms.

3. Rules for publishing tips

  • Truthfulness: All data about the property (address, price, condition, contact) must correspond to reality and be verifiable.
  • Authorisation: Publish a tip only if you are entitled to disseminate it — i.e. the property belongs to you, you have the owner's consent, or it is publicly available information that does not violate personal data protection.
  • Originality: Copying tips from other sources (published advertisements from other real estate portals) without added value is prohibited.
  • Photographs: Use only photographs to which you hold copyright or a licence.
  • One property = one tip: Creating duplicates of the same property by different Tipsters is prohibited. The first properly published tip has priority.

4. Prohibited content and conduct

  • Fictitious or speculative tips with no real basis.
  • Offering properties that the Tipster is not entitled to broker.
  • Circumventing the Platform — diverting transactions off-platform in order to avoid the commission.
  • Creating multiple accounts by a single natural person (multi-accounting).
  • Rating manipulation, fake reviews, wash trading between one's own accounts.
  • Offering properties originating from criminal activity, money laundering or breach of sanctions regimes.
  • Publishing third parties' personal data without their consent (owner's name, phone number, birth number).

5. Identity verification and fraud prevention

Before the first tip sale and before any FlipCoin withdrawal, the Tipster is required to complete verification via Bank Identity and the Stripe Connect KYC process. The obliged entity within the meaning of Act No. 253/2008 Coll. (AML) on account of payment services is Stripe Payments Europe, Limited as a licensed provider. The Operator applies identity verification, sanctions screening and monitoring of unusual behaviour as a best-practice measure to protect users and is entitled to suspend a transaction in case of reasonable suspicion. 6. Price, FlipCoins and withdrawals

  • 1 FlipCoin = CZK 1; FC are used to pay for digital content between users and to record Tipsters' earnings.
  • The Buyer pays the tip price + a Buyer's fee of 5% of the tip price. The total amount is shown to the Buyer before confirming the purchase.
  • The Operator's commission from the Tipster is 30% (ROOKIE), 15% (VERIFIED), 8% (EXPERT), 3% (ELITE).
  • Minimum withdrawal 1,000 FC; a withdrawal request is subject to a 24-hour security delay and an escrow period of 0–7 days depending on the tier.
  • The Operator is entitled to delay a withdrawal in case of reasonable suspicion of fraud until the situation is clarified.

7. Disputes and complaints

A consumer may exercise rights from defective performance within the statutory period of 24 months (§ 2389a et seq. of the Civil Code). The procedure is governed by the Complaints Procedure. Disputes between Tipsters and Buyers are resolved by the Operator acting as a mediator; in the event of a justified complaint, the amount paid is returned to the Buyer in FlipCoins and a corresponding amount is deducted from the balance of the offending Tipster.

Alternative resolution of consumer disputes lies with the Czech Trade Inspection Authority (adr.coi.cz).

8. Sanctions for breach of rules

In case of breach of these rules, the Operator may apply:

  • A warning and temporary restriction of account features.
  • Removal of a specific tip without commission refund.
  • Reduction or reset of the reputation score and tipster tier.
  • Freezing of FlipCoins until the dispute is resolved.
  • Immediate account cancellation in case of repeated or serious breach; the FlipCoin balance is in such case refunded only after deduction of proven damages and unpaid obligations.
  • Notification of the competent authorities in case of suspicion of a criminal offence or breach of the AML Act.

9. Reporting breaches

Suspected breaches of the rules or objectionable content should be reported via the „Report" button on the specific tip or by e-mail to podpora@flipking.cz. The Operator assesses reports without undue delay, typically within 5 working days.

10. Changes to the rules

The Operator is entitled to amend these rules unilaterally; material changes will be notified to users by e-mail or in-app notification at least 14 days before they take effect. The user is entitled to refuse the change and cancel the account.
